How to prepare for the scan

Pre-Shoot 3d Photograph Check list

The 3D scan process takes about 1 – 2 hours.  As we are scanning the complete interior, it is important that the whole area has been prepared in advance before we arrive as we don’t stage areas. There can be no pets or people in the immediate vicinity during the scan as movement can cause problems in the 3D rendering process as well as affect the overall presentation.  If we are scanning a multi story property, we suggest the occupants move to another floor to avoid accidentally being included in the scan.

Our scanning equipment is designed for indoor use only as sunlight can interfere with the scanner, however we have had success with outdoor entertaining areas and pools when scanned later in the day when sunlight and glare is greatly reduced. Please discuss this with us in advance and we will advise if this is possible with your property.

This is the checklist for you to prepare the home for the 3d scan. Great scans start with beautifully staged spaces! We want to provide you with a beautiful, immersive 3D tour so let’s make sure this list is complete before your scanner arrives for the appointment.


The Kitchen
– Always a focal point, the kitchen deserves attention to detail –

  • Clear countertops completely. No knife blocks, baking supplies, mail, etc.
  • Leave out only one small appliance (eg. coffee machine)
  • Remove everything from outside of refrigerator – magnets, papers, photos, etc.
  • Remove any garbage or recycling bins that are not inside cupboards
  • Remove dishes from sink

The Dining Room
– Allow buyers to imagine a nice family meal –

  • Clear table, dust and polish the table top
  • Use decorative place setting if available
  • Feature one centre piece such as a bouquet of flowers
  • Straighten all chairs and space them evenly
  • Remove children’s high chairs

The Living Room
– The space to enjoy conversation and spend quality time with family –

  • Remove stacks of magazines, papers, mail, etc.
  • De-clutter fireplace mantel / shelves
  • Fluff and arrange furniture pillows
  • Remove kid’s toys

Master Bedroom
– A good nights rest recharges the body and mind –

  • Make bed, including decorative pillows if available
  • Press bed linens and bed skirts
  • Clear nightstands of all personal items
  • Store away phone / tablet charging cables
  • Remove all clutter from top of dressers
  • Remove family photos from walls
  • Clean under bed, removing items that may show in the photos

Kids / Guest Bedrooms
– Don’t forget about guest bedrooms –

  • Remove personalised names from walls
  • Remove wall stickers/posters
  • Clean under bed, removing items that may show in the photos

– To be spa-like, the bathroom must be clear of all personal items –

  • Clear counter tops completely. No soap, toothbrushes, medications, deodorant, etc.
  • Put toilet seats down
  • Close closet doors
  • Remove shampoo, soap etc. from showers and bath
  • Remove dirty towels – leave out only new, unused towels
  • Remove floor mats
  • Remove washing baskets

– To store or not to store –

  • We will decide on the day if the garage is to be included in the scan as many people use the garage as temporary storage in readiness for the scan.


Front Exterior
– The front exterior is usually the first photo buyers see so make it count –

  • Close garage doors
  • Remove cars from driveway and front of home
  • Clean up landscaping (mow, trim shrubs, clear leaves)
  • Remove empty planters
  • Use broom to remove cobwebs from eaves and door frames
  • Remove visible water hoses
  • Remove toys, sports balls, basketball hoops, soccer goals, etc.

– The back yard should be an oasis to relax –

  • Clean porch, tidy up outdoor tables/chairs/cushions
  • Pillows/cushions should be fresh, not faded
  • Clear out kid’s toys, balls, etc.
  • Clean pool
  • Remove pool vacuum/cleaner hose
  • Hide pool cleaning supplies
  • Turn on pool fountains/water features (and lights if we are shooting late in the day)
  • Remove visible water hoses
  • Remove rubbish and recycling bins

– Pets are loving members of our families, but their presence should be hidden when selling a home –

  • Remove food and water bowls
  • Remove pet beds / toys, scratching posts
  • Use lint roller on furniture to remove pet hair
  • Contain pets out of sight or take them for a walk while scanning
  • Clear back yard of pet waste / toys

– Your home is personal space and it should represent you, but too much personalisation can stop a potential buyer from seeing themselves in your space. Personal items should be minimised –

General Staging Tips

– tips for all areas in the home –

  • Thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops, clean windows)
  • Turn all overhead lights and lamps on
  • Replace all burned out light bulbs
  • Use bulbs of the same type and colour
  • Turn all ceiling fans off
  • Turn all tvs off
  • Turn all computer screens off
  • Open blinds/window treatments to let in outside light (we will adjust if direct sunlight causes issues with scanning)
  • Remove personal photographs (or replace with general landscape/object photographs)
  • Remove small floor rugs to reveal actual flooring
  • Place all shoes/jackets in closets
